Rupert Mackenzie brings over 25 years' experience across the entire residential development process including land acquisition, planning, construction management, sales/marketing and asset management, specialising in London and the Southeast of England.
Since establishing Picture Property Developments LLP in 2014, Rupert has successfully delivered 11 high-quality residential developments, including Grade II listed building conversions. His schemes are defined by architectural integrity, robust cost discipline, and a rigorous approach to value creation — with several projects achieving record prices per square foot within their respective micro-markets.
The business is currently advancing three live developments comprising 30–43-unit schemes across Ealing, Brentwood, and Byfleet, totalling 106 units with a combined GDV of £70m. These planning-secured schemes target premium build-to-sell and build-to-rent markets across structurally strong London and Home Counties locations.
Rupert has worked extensively with family offices, ultra-high-net-worth individuals, and joint-venture partners, and has previously managed a Central London residential development fund. His investment-led approach prioritises capital preservation, alignment of interests, transparent reporting, and disciplined execution.
Prior to founding Picture Property Developments, Rupert worked in land acquisition at McCarthy & Stone plc, where he developed deep expertise in site viability, planning risk, and acquisition strategy. In parallel, he founded Mackenzie and Temple Limited, an architectural and development consultancy delivering bespoke turnkey homes in Prime Central London — providing a dual developer-architect perspective that enhances both design quality and financial outcomes.
