Founded in 2014, Picture Property Developments was created to deliver thoughtful, strategic and financially sound property development across London and the Southeast. Led by founder Rupert Mackenzie, we have successfully completed 11 residential schemes, building a demonstrable track record in complex refurbishments, heritage conversions, and premium residential delivery.

Our privately-held structure and lean, experienced team ensure flexibility, creativity and speed in decision-making, while our long-term partnership with a family office within a private development and investment group provides the financial stability and equity backing to pursue ambitious, capital-intensive projects with confidence.

We craft authentic, sympathetic properties that are as functional as they are beautiful, using quality materials to create timeless, liveable spaces that minimise environmental impact and reflect genuine engagement with the community.

Our Approach

We specialise in identifying undervalued or under-utilised sites, securing planning consent where appropriate, and managing development from design through to delivery — with a focus on quality, market appeal, and value creation. Our particular expertise lies in heritage-led redevelopment and complex, value-add residential projects, including Grade II listed building conversion projects integrating conservation-led restoration with considered contemporary additions, alongside newly constructed properties.

Currently advancing three planning-secured schemes totalling 106 residential units across Ealing, Brentwood, and Byfleet, with a combined GDV of over £70m, we demonstrate our capability to manage multiple complex schemes simultaneously through disciplined cost control, independent monitoring, and transparent reporting.

Our success is built on strong relationships with planning consultants, architects, main contractors, quantity surveyors, and funders — supported by a disciplined, value-centric development process and established supply chain partnerships that deliver robust cost management and programme certainty.
